Co-ops, Boards and Buildings

Much of prewar Queens is co-op, and that changes how a radiator job actually happens. Jackson Heights and Forest Hills buildings often want the work handled as a building project rather than apartment by apartment, and a shareholder usually needs to know what is theirs to decide before anything is unbolted. We work either way. For a single apartment we deal with one owner and one set of radiators. For a building we work through it in phases so the whole place is not without heat at once, which matters if the work runs into the season.

Garden Apartments and Repeated Radiators

The garden apartment buildings in Jackson Heights and Sunnyside Gardens were built with the same radiators repeated across dozens of units. That works in a building’s favor: the units are consistent, so a batch can be stripped and refinished to an identical standard and returned as a matched set. It is a very different job from a house with six different radiators in six different rooms, and it is usually a more efficient one.

What Radiator Restoration Involves

Every radiator is stripped to bare iron, cleaned and inspected first. We address surface rust, bring back the casting detail, and repair cracked sections, leaking joints or broken feet where repair is genuinely the right answer. Where it is not, we tell you rather than take the work. Finishes range from a solid color through bronze and metallic looks to hand polishing, which we do in our own shop rather than sending out.

Two-Family Houses and Tenants

Astoria and Ridgewood are full of two-family houses where the owner lives on one floor and a tenant on the other. Radiator work has to be scheduled around that. We take the radiators out and return them on dates agreed in advance, so a tenant is not left guessing, and we can do one floor at a time rather than emptying the whole house of heat in a single week.

I am in a co-op. Is the radiator mine or the building’s?

That depends on your building’s rules and your proprietary lease, so ask your board or managing agent before scheduling. We are happy to speak to a managing agent directly, and we quote building-wide work as readily as a single apartment.

Can you do a whole building?

Yes, and we phase it so the building is not without heat everywhere at once. Buildings with repeated radiator models, which is most garden apartment stock, are particularly well suited to being done as batches.

Do the radiators have to leave the apartment?

Yes. Stripping is shop work. Doing it in an occupied apartment is neither safe nor thorough, particularly with lead-based paint, which radiators of this age usually carry.

How much disruption is there for a single apartment?

The radiators are drained, disconnected and removed on one visit and reinstalled on another. We give you both dates before anything starts.

Will the finish match the other apartments in my building?

It can. If the building has had radiators done before, tell us what was used and we will match it. If yours are the first, we can record the finish so later apartments match yours.

Do you cover all of Queens?
